What happens to a renter if their landlord defaults on a mortgage?

I've been reading about the Wall Street bailout for days. I've been trying to understand what caused it. Now I read an article in the Daily News and in Crain's New York that city renters could be next victims of mortgage mess.

The articles goes on to say that "An increasing number of apartment complexes face possible foreclosures and thousands of city renters could be the next victims of the mortgage crisis housing advocates warn. At least 580 buildings containing 40,000 units have one or more factors that could lead to mortgage default, Crain's New York Business reported yesterday on its website.

Private equity firms bought at least 90,000 affordable housing units in the past four years, many at inflated prices in badly leveraged deals, according to the Partnership to Preserve Affordable Housing.

The Riverton apartments in Harlem and Stuyvesant Town on the East Side are both at risk, according to the Crain's website. Riverton's owners indicated last month that they were on the verge of defaulting.

And Savory Park, a seven building complex in Harlem has been placed on a watch list. Appollo Real Estate Advisors and its partners bought the complex in 2006 for 175 million.

Appollo refinanced a year later, increasing the debt to 367.5 million, the credit rating agency Realpoint reported. The agency called the risk of default on the load "moderate to high."

Housing advocates told Crain's that buyers had unrealistic goals about rent increases. The same lenders caught up in the mortgage free-for-all in single family homes lent them money any-way."

If these companies default on the mortgages (loans), what happens to the renters? What can the renters do? Can the renters do anything?

I live in one of the housing developments purchased by Appollo Real Estate. What can the tenants do?|||I own much much much smaller apartments in Washington State. I bought a small complex which had been foreclosed. All of my loans have a provision which assigns the rents to the lender in case of foreclosure.

If your building is foreclosed on, then whoever takes possession of it will want you to pay them rent. They will want all the tenants in place and paying rent - so don't worry too much.

In all of the situations I have experience with, maintenance and other services suffered some, but then owners in financial distress don't do a great job at that stuff either - so you might not notice too much of a change.

You could move, but I wouldn't. You can protect yourself by keeping good records: your lease agreement, receipt for deposits, receipts for rent - or canceled checks. I think your greatest problem is likely to be poor coordination between the different people likely to be managing your apartments. You can protect yourself from that by having your stuff together.

Good luck|||Rental agreements will be void. The new owner can decide what to charge for rent. If yours is at the market rate and the new owner wants to keep you, you many not notice much change.

He's a good kid.|||It's funny you mention that. Did you know that many early Christians were killed for "atheism" because they wouldn't worship the Roman emperor or the Roman gods and goddesses? But a "theist" is one who believes in God or some other god I suppose. If you put an "a" in front of some words in English, it means not, so an "atheist" is one who does not believe in God or any other god. "Muse" means "to think." "Amuse" literally means "to not think." I think Americans should spend more time thinking and less time not thinking. Don't you?|||Absolutely amazing to see how some people just can't get their heads around the idea that they are, by definition, atheists about all the other gods.

This is hardly doctorate-level logic, but some here just can't hack it: 'I'm not an atheist! I believe in God!'

It would be so much nicer if it wasn't specifically necessary to reason with those very people.

Does it not matter by which name you call God?

The English word used for the 'supreme deity' is 'God' derived from the word 'good'.

The Jews use Jehovah and Yaheweh.

The Arabs used the word 'Lah' meaning 'a god in general', but defined it as "Al-Lah" meaning "The God". The addition of the article makes 'any god' into a singular and a specific god - the one, the supreme.

Should not Christians also use the article "The" when they use the term, using "The God" instead. It might appear otherwise that Christians believe in Appollo, Mercury, Lugh, Khali etc.

Christians do not define as what is meant by God.

TWO QUESTIONS TO ANSWER|||I think in the same way that you call your father "daddy" and not "my daddy", we need not be so specific as to say "The God". However, if your father was John and you called him Michael, that will draw some eyebrows. Therefore, the name is important yes but he has given us freedom to call him respectfully in the various names that he has given us to call him in the bible. Some Hindus don't use forms, just names, and some try very hard to not even use names (if you can imagine). And as many Hindus point out, consider how many names you are called by....son/daughter, mother/father, mom/dad, uncle/aunt, your first name, your middle name, your last name, nicknames, and so on. All of these are names, too and you respond to them so Hindus say that God, too, responds to whatever name you choose. What matters is where your heart is when you call upon God by whatever name. Your heart is how God really knows you are speaking to God.

I suppose Christians could begin using the term "The God"....especially when speaking of God in Trinity form since the Father is also called God most of the time and that can get confusing when Christians are talking. They will say "God" and then mean God as in the Trinity and then they will say "God" and mean God as in the Father. Yet when they talk about Jesus or the Holy Spirit, they call it by that aspect of the Trinity by it's definative name.|||Allah's are the fairest names. Invoke Him by them. And leave the company of those who blaspheme His names. They will be requited what they do.|||You could call God the dumb pumpkin if you wanted and it made you feel good, call him non-existant, call him fey, call him Maria, call him May, call him on the telephone, call him in the snow...

Had to ask the question around historical evidence for Jesus.?

Poetry lovers, I have a question concerning two verses of the poem "The White Goddess"?

I'm working on an essay on the famous poem "The White Goddess" by Robert Graves, and I have an idea I want to talk about but I must understand something in a verse that I'm not sure I understand. So here it is:

Rules by God Appollo's golden mean -

In scorn of which we sailed to find her.

So I'm wondering to what is IN SCORN reffering to...is it reffering to Appolo's golden mean? If so then it means that the people that went to sail to find her were lacking the rules of appollo. What do you think it is reffering to?|||Poetry isn't always intended to make sense, and sometimes, poetry may even be meant not to make sense. Or sometimes poetry may even be designed with a meaning to be specific to the individual; relative. The line where "In scorn" is used, is likely meant to say something such as "Despite the reason which we sailed to find her [The White Goddess]. The poem is pretty confusing.

I am attending an event on Wednesday 18th November.

I will be travelling to London from Scotland. I was looking to find out some information regarding where the Appollo is in London.

Could you please advise which airport/train station would be the best place to travel to.

Mazda b2300 cold air intake?

I was going to put a K%26amp;N Appollo cold air intake onto my 1994 mazda b2300 as a way to improve gas mileage and horsepower but what would the gain be in horsepower and if I put it on the truck are their any harmfull side effects.|||well,

it does improve the mileage on the car, and certainly the horse power (10 to 15% more horse power if you dont use any reducer hoses).

the car will be roaring (you will hear the engine noise more depending on your engine and the intake hos length -small hose= more noise= more power=more mileage, long hose, well you figure it out).

the may-be harmful side effect is that the air-fuel percentage will not be the same anymore and it can doe the opposite effect on you car , ie you will lose horse power, and the car will consume more gaz, BUT that only happens with small engines like a vw polo 6n or so.

if when you install it and when taking off , your car kinda chokes, it means its receiving a lot of air.

here a solution i came up with:

in order to reduce the air volume i took the kn filter off, and taped its outer side (where it sucks air), it reduced the air volume the engine sucks in and it worked just fine.

good luck|||You didn't mention whether you're driving an automatic or manual truck. If its an automatic, the performance increase will likely be hardly noticeable, since the CAI will only improve the upper-end numbers, and only by a small percentage. It will improve your gas mileage by 2-3 mpg as compared to the stock unit.

The down sides: First, if you operate your truck in a dusty environment, you will be letting some more particulates through the K%26amp;N filter - these particulates can act like sandpaper on your cylinder walls. I'd suggest putting a filter sock on your filter if you do drive dirt roads and such, and pay attention to the service intervals on the filter - cleaning and re-oiling as necessary. And second, and this depends on whether you consider it a negative or not - you might get a little more intake noise back through the filter. On some engines, it can be a little obnoxious (although on my LT1 - its not noticeable at all, since I have a 3" exhaust on it!).

As far as the fuel/air trims being off on your truck (as the other post mentioned), that will be very doubtful unless you are installing a short "ram-air" type CAI; on regular style CAI's the fuel trim will be relatively unaffected, since the MAF will see the added airflow, the O2 sensor will still receive the proper range readings, and the ECM will compensate - particularly on a stock head, stock intake truck.|||Don't bother.

The cylinder head flows so poorly that slapping on a stupid air tube isn't going to help that.

I had a 94 Ranger with that same dual plug head four cylinder in a past life...air intakes are not the problem there.

Rocky 4, did you like the plot?

remember how apollo creed retired at the end of rocky 2 and helped train rocky (in rocky 3). why didnt rock train apollo in the first part of rocky 4? there was no training montoge or whatever you call it. it just seemed to go to the match with creed and ivan. i wish at the beginning of rocky 4 that rocky would have announced his retirement and appollo of course would then announce his return.|||The extraneous stuff wasn't necessary. And the only sequel worthy of the series was II, the rest pretty much being the same old same ole.

Good Hospital in Delhi?

It's been more than my cousin is suffering from fever. Initially he was admitted in Appollo Hospital Bangalore, but even after a number of tests and surgeries no positive result was found. So, today we brought him to Delhi, but we aren't sure where to go next.

I'll be really thankfull if someone can help me with the name of some nice hospital, which can take care of such deseases in a better way. We are ready to bear the cost of any hospital, please provide your valuable suggestions.

Dealing with a blind rat?

I got my Albino rat Appollo on Saturday but at the I was not aware that albinos were pretty much blind. I still love him to death obv but now that I know about his eye sight are there any tips for taking care of him? Like for example in time will he learn that it's me at his cage, or how to approach him without scarying him?|||All rats have poor eyesight and sensitivity to bright light regardless of the color. Albino rats have a lower vision acuity making them even more sensitive to light than pigmented rats. Also, it takes them longer to adjust to the dark than pigmented rats. The result is they have much poorer vision. They compensate for this with their hearing and they use their whiskers to navigate. Your Appollo will learn it is you by your voice. Do not rely on scent, as albinos have an impaired sense of smell, unlike albino mice who can smell very well. Approach the cage quietly, as loud noises will startle him. Our Rat-a-ma-taz was not an albino, but she had red eyes. It took a couple of weeks for her to get used to us, but the more we spent time with her, the tamer she became.

A tip.. dont buy the wire cage for it because mine broke a leg because it couldnt see to get down once it climbed up the side and got it stuck. Mine never got scared of me tho, i always approached it slowly and made sure i talked to it so it would know i was there, and it didnt take very long for it to get used to my voice and i never had a problem with her biting me or getting scared.|||Rats use there sense of smell and their hearing before they use eyesight.

Rats are VERY nearsighted %26amp; and rat with Red or pink eyes is affected by this more.

just REALLY nearsighted.|||i have a red eyed rat and he is fine. if i call to him he sways his head and then runs over to me. he doesnt freak out when i pick him up or anything

They are not that much more expensive then ordering on line and paying shipping.|||if you are trying 2 put a derailler on the front wheel i'm not surprised it don't fit. the derailler goes on the back wheel only. if you give the make and model 2 the bike shop they will supply you with the right one

When adding a printer after u click have disk what file do u out it in?

it's an appollo p-1200|||Forget about that disc! Plug it in and restart. Then download it from the net or in most cases the cpu already has the program installed. Go to control panel then printers then install new printer..... follow the directions from there. I always have trouble with printer discs.....|||Most have an auto-launch. Try opening and then re-closing the drive. If not, look for an 'install.exe' or a 'setup.exe'|||it depends upon where you have the driver. if you downloaded it, find it on your hard drive...if you have it on disc, check your cdrom drive or floppy drive to select the driver.

Production for Moon-faring technology ceased. Private companies who designed and built Apollo technology converted their facilities to build parts for something that someone was going to use. The cost to rebuild this technology is not, at the moment, reasonable in the eyes of Congress. If you want taxes levied for a manned Moon mission, write to Congress. Keep in mind, robotic missions are nearly as effective as manned missions these days, with a much lower cost, and a much lower risk to human life.|||Congress cut the Apollo lunar landing program off after Apollo 17 to save money. The planned Apollo 18, 19, and 20 never flew. The movie is pure fiction.

The reason there has never been another manned lunar mission is that it is still too expensive and dangerous while having no clear and definite benefit or profit for humanity. maybe a crack in the surface|||moon surface looks like valley.but its not true.......they are only rocks....made up of salts...and dust...they even contain some chemicals.which makes them to look llike a valley.......but they are not valleys... becoz in moondue to no atmosphere and air they turn them selves like that......if you want try this.....take a stone......put in a fire for hours..make it very hot.......some for hours.......after that....make it cool (not with water)keep it in a room till it gets cooled......during cooling.....put some salt in it and place it in a air tight container keep it in sunlight... but dont allow any air....keepit in a dark room during night.........for months.......after that see whats happen to the rock.......... you will notice the answer..............

Apollo missions took literally THOUSDANDS of pictures of the lunar surface. Unless you can direct us to a specific picture that shows the feature you want to ask about we cannot possibly answer that question in any meaningful way.|||There are many things on the Moon which look like valleys, and they are (drum roll please!) valleys.|||The surface of the moon is covered with dust of varying reflectivity. Unless you are more specific, I can't tell you exactly what you're talking about. It could be, as the first answer stated, that it is a crater. Or it could be an lava plain or something else.|||its actually called crater it is said that it is filled with nothing but darkness|||It's the place where the moon split in half 1400 years ago (see kamal Q's question, lol).

Seriously, it's probably a crater or just an area of darker colored dust.

Ty|||Sigh. For the zillionth time, there was a camera attached to one of the legs of he lunar lander, which Armstrong deployed before he started down the ladder. Later, both Armstrong and Aldrin were on the surface and able to video each other.|||Don't they teach any history in school anymore?

The pictures of Neil as he moved down the lander and stepped on the moon were taken by the remote-control camera that had been secured in a niche in one of the lander's legs and was deployed from inside the capsule then aimed at the ladder.

Apollo 11 had 3 crew members:

- Commander Neil Armstrong and Lunar Module Pilot Buzz Aldrin landed on the moon

- Command Module Pilot Michael Collins remained on the orbiter as it orbited the moon|||You're kidding, right?

The engineers who worked so hard to get Apollo 11 to the Moon were very interested in documenting the operation of their vehicle, in the environment for which it was designed. Naturally, they would provide a camera on the LM to show the hatch and egress ladders being used in their intended environment. The fact that the resulting images would be of an important historical event was not lost on them.

We are landing on the moon. We need to film it. So, we find a position where the camera will take the epic shot. Locate the camera there and we test it. We fit it to the real thing and fly it to the moon and Bingo! All that had to happen was Buzz had to flick a breaker and mission control get the images back from the remote dishes.

It is not so hard and many do the same today on youtube. They use remote camera's with no operator. Indeed many TV studios do the same for late night bulletins and taped and live weather reports. There are many applications for remote camera's.|||"Buzz" Aldrin was on the moon with Armstrong. There was also an automated camera mounted on the lander leg he climbed down on.|||There was a camera attached to the lander.
